Hotels, restaurants and corporate offices ask different things of a piece of furniture than a private home. We build commercial pieces to a different specification — heavier frames, contract-rated fabrics, and a delivery schedule that respects your opening date.

What we deliver

The full hospitality fit-out kit.

  • Lobby pieces — sofas, occasional chairs, lounge benches, low coffee tables.
  • Restaurant chairs — side chairs and carvers built for nightly service.
  • Banquette runs — fixed and freestanding banquettes for restaurants and bars.
  • Suite furnishings — reading chairs, ottomans, dressing tables, console pieces.
  • Boardroom & meeting — conference tables, executive carvers, low credenzas.
  • Showroom & reception — co-ordinated reception bench, side chairs and console pieces.

We have delivered hospitality projects at the Pullman KLCC, Banyan Tree Pavilion, Tabik Brasserie and several Klang Valley corporate fit-outs — references available on request.

What we change for contract work.

Reinforced frames

Additional corner blocking, heavier stretchers, double-doweled joints. Frames tested under repeated load before leaving the workshop.

Contract-rated fabrics

Minimum 40,000 Martindale for restaurants, 60,000 for hotel suites, FR-treated where local code requires.

Floor & wall protection

Felt or polymer glides on every chair leg; concealed bumpers on banquettes; mounting plates supplied for any fixed pieces.

Spare stock

We recommend cutting a small spare run (one or two extra chairs, one extra banquette pad) at the same time — same timber, same fabric run.

Project lifecycle

How a commercial engagement runs.

  1. Brief & survey

    We meet the project lead on site, walk the space and review your specification, mood-board or 3D model.

  2. Sample build

    For runs over twenty pieces, we build a single sample chair or banquette to your approval before committing the full run.

  3. Production run

    Workshop scheduled to your opening date. Weekly progress photos, on-site inspection invited at the half-way and 90% marks.

  4. Phased delivery & install

    Delivered to your schedule, installed by our team, signed off against the BOQ. Snag-list completed within five working days of handover.

Trade & specifier terms

How we work with designers, architects and operators.

Trade pricing

Project pricing available on commissions of three pieces or more. We are happy to invoice through your studio or directly to the end client.

BOQ & specification

We price line-by-line against your bill of quantities. Material substitutions, where allowed, are flagged in writing for sign-off.

Sample loans

Fabric, leather and finish samples can be loaned to your studio for client meetings. We courier within Klang Valley at no cost.

Site visits

We will attend co-ordination meetings, FF&E walk-throughs and final snag inspections. Travel within Malaysia included on projects over RM 50k.

Confidentiality

NDAs signed on request. We do not publish project photographs without explicit written approval from the client and (if required) operator.

After-care contracts

Hospitality clients can sign an annual after-care contract covering re-tightening, re-padding and re-finishing visits across the property.
